Twenty years without tax on foreign income, and a Turkish passport
New Turkish tax residents pay no tax on foreign income for 20 years. In two minutes we show whether it works for you, what you would save and which property your budget buys.

On foreign income and foreign capital gains for new tax residents.
Direct citizenship through a property purchase, which few countries still offer.
Inheritance and gift tax for beneficiaries of the regime.
What the law actually gives you
Three things that make Turkey unusual in 2026:
0% on foreign income for 20 years
Income and capital gains from abroad (business, investments, dividends, crypto) stay outside the Turkish tax base for new residents, and you don't have to declare them in Turkey.
Citizenship through property
Turkey is one of the few countries where buying real estate gives a direct route to a passport, for you, your spouse and children under 18.
1% inheritance and gift tax
A flat rate instead of the progressive scale of up to 10% while the regime applies.
The UAE, Italy, Greece or the Caribbean each give you one or two of these. Turkey gives all three.

Sound familiar?
- Your income is earned internationally, but your home country taxes more of it every year.
- The regimes people used to rely on are closing: the UK abolished non-dom status in 2025, and other countries keep tightening theirs.
- You've heard about Turkey's "0%", but you can't tell whether it's real and whether it applies to you.
- Agents promise a "guaranteed passport" and "zero tax on everything" but won't show prices until you get on a call.
You came with one question, "do I qualify?", and leave with more uncertainty. We built the opposite.
An answer in 2 minutes, not after a week of emails
Instead of a sales call, a short check that gives you a result straight away:
- Whether you qualify for the new regime, based on where your income comes from and your residency history.
- How much you could save: a figure in dollars per year, not an abstract "0%".
- Which property and status your budget gets you.
- What to do next: a step-by-step plan and the all-in cost.
Who this works for, and who it doesn't
A good fit if
- Your income or capital gains are generated outside Turkey (business, investments, dividends, crypto).
- You have not been a Turkish tax resident in the last 3 years.
- You are ready to spend about 183 days a year in Turkey to become tax resident.
- You can invest from $400k in property for citizenship (less for residency).
Probably not a fit if
- Most of your income comes from Turkish sources: only foreign income is exempt.
- You were already a Turkish tax resident in the last 3 years.
- You are a US citizen: the US taxes its citizens on worldwide income wherever they live, so the Turkish exemption alone won't remove your US tax.
- You don't want to live in Turkey for most of the year. We'll point you to alternatives instead.
We don't try to sell to everyone. If Turkey isn't right for you, we'll say so. That saves you time.

From purchase to passport in about a year
The key milestones and how long each one takes.
Property purchase
Choose a property and pay, remotely if you prefer, through a notarised power of attorney. The title deed (TAPU) is registered in your name.
Residence permit
Apply for a residence permit based on the property. The card usually arrives in about a month and lets you start building tax residency.
Tax residency
Spend more than 183 days in Turkey in a year and you become tax resident, and the 20-year exemption on foreign income applies. This is the point of the whole exercise.
Passport
With an investment from $400k the citizenship application runs in parallel. After the checks, you, your spouse and children under 18 receive Turkish passports.
Timelines are indicative and depend on government workload and how cleanly the purchase is documented. Citizenship by investment does not itself require 183 days of presence; that threshold matters for tax residency and the exemption. Both tracks run in parallel.
What you could save, in dollars rather than percentages
Enter your annual foreign income and your current effective tax rate to see an estimate per year and over the 20 years of the regime.
This is an estimate. The real figure depends on how your income is structured: Turkish-source income is taxed, withholding tax in the country where income arises may still apply, and your current country may have exit rules. We calculate your actual case on a consultation.
The all-in cost, before any call
The most common complaint in this market is "it ended up costing more than they said". Here is our estimate upfront:
| Item | Estimate |
|---|---|
| Property (new build from the developer) | from $400,000 (citizenship threshold) |
| Purchase taxes and fees | ~4–5% ≈ $16,000–20,000 (mainly the 4% title deed fee) |
| Legal support for status (residence permit + citizenship) | $10,000 |
| Transaction support | $5,000 |
| All-in total | from ~$430,000 |
Based on buying a new build from a developer: when paid in foreign currency and held for at least 3 years, the purchase is exempt from VAT, so the tax burden is lower than on resale property.
This is a planning estimate. The exact budget is prepared for the specific property and your status, with no hidden lines added later.
Example properties for your budget
You'll compare anyway. Here's an honest view
| Factor | 🇹🇷 Turkey | 🇦🇪 UAE | 🇮🇹 Italy | 🇬🇷 Greece |
|---|---|---|---|---|
| Tax on foreign income | 0% for 20 years (new residents) | 0% personal income tax | flat €300k a year on foreign income (new residents from 2026) | flat €100k a year on foreign income |
| Citizenship through property | Yes, from $400k | No | No | No (residency only) |
| Inheritance tax | 1% for beneficiaries | none | foreign assets exempt under the regime | foreign assets exempt under the regime |
| Presence for tax residency | ~183 days | more flexible | ~183 days | ~183 days |
| Cost of living | moderate | high | high | medium |
Turkey wins on a rare combination: no tax on foreign income + a real route to a passport + a reasonable entry point.
A simplified, indicative comparison. Programme terms change; check the current rules before deciding.

| "Leave your number, we'll call you" | The answer first, contact when you are ready |

What to understand upfront
- The regime exempts foreign income. Turkish-source income is taxed at the normal rates.
- You need real presence, about 183 days a year, or there is no tax residency.
- Leaving your current country has its own rules: exit taxes, extended tax liability or controlled-company rules in some countries. Moving to Turkey doesn't switch them off automatically.
- All figures on this site are estimates. Exact numbers come after we look at your situation.
An honest firm doesn't hide the limitations. That's why the people who come to us are the ones making a large decision with a clear head.

ScenariosThree typical situations the law was made for
Already had the passport, now there's a reason to move
Got Turkish citizenship through an apartment in Antalya in 2021, "just in case". When Turkey announced the regime in 2026, they decided to move: the passport and the home were already there, and all that remained was to spend 183 days in the country and become tax resident.
The business to the children, the parents to the sea
Handed day-to-day management of the family business to their children and looked for a place to retire: a warm climate and no tax on income from abroad. In summer 2026 the choice became obvious, and they bought a large apartment in Antalya that qualifies for citizenship.
A "rainy day" passport became a relocation plan
Applied for citizenship in early 2025 through an apartment in Istanbul, long before the tax regime was on the table. The passports arrived in early 2026, and that summer Law No. 7582 was published. They decided to move to Antalya for the climate and the golf courses.
These are composite scenarios describing typical situations, not stories of specific clients. Whether the regime applies to citizenship-by-investment holders is checked case by case: it is tied to tax residency, not to citizenship.
